Public Comment Sought on Sleepy Hollow's Lighthouse Landing
Speak up by Feb. 2 for a Sleepy Hollow Waterfront that Works for Everyone
Developer Roseland Property Co. has submitted its Final Environmental Impact Statement for Lighthouse Landing, on the riverfront site of the former General Motors plant. The public has until Friday, Feb. 2, to comment about this huge project that will have an impact on Sleepy Hollow for generations.
Provide Mayor Zegarelli and Village Board of Trustees suggestions as to how they can further improve Lighthouse Landing.
The Village and Scenic Hudson have worked closely to ensure that the redevelopment of the GM site achieves the vision expressed in Sleepy Hollow's waterfront plan. Over the past eight years, the Roseland's most recent plans reflect many community concerns. We have identified five changes that could make a powerful difference. I urge you to write Sleepy Hollow Mayor Philip Zegarelli and the Board of Trustees about these changes, letting them know that this is the village's last chance to get a waterfront that:
- works for everyone
- brings people together
- spurs economic vitality
- adds to Sleepy Hollow's pride and sense of community.

Subject: Lighthouse Landing --Last Chance to Get it Right
Dear [ Decision Maker ] ,
Thank you for your efforts to ensure that Roseland's plans for Lighthouse Landing benefit the residents of Sleepy Hollow. We know that balancing many competing interests can be challenging.
Much improvement has been made since the Roseland's first proposal was unveiled. The latest proposal addresses many community concerns about this huge development, which will have an impact on Sleepy Hollow for generations. Your hard work has already had an impact on the project's design.
I am now writing to provide a few suggestions that would further improve the project and make a powerful difference in how the entire village can enjoy its waterfront.
1. Please reduce the ensure that the number of units -- now proposed at 1,250 -- to 900. Lighthouse Landing must not generate traffic that will overwhelm our already busy streets. Also, we need an effective program to manage traffic -- such as the Intermunicipal Transport District proposed by the Planning Board.
2. Make the buffer between Lighthouse Landing and Kingsland Point Park at least 230 feet wide in all places. This not only will protect the park but provides a pathway for the restored flow of the Pocantico River, offering an exciting new place to walk, fish and enjoy nature. The buffer and restored Pocantico are necessary to reconnect us with our Hudson River in a natural setting.
3. Build a pedestrian bridge across the railroad tracks in the buffer -- as recommended by village planning committees -- to connect residents of nearby neighborhoods with shops at Lighthouse Landing as well as their waterfront.
4. Ensure that the developers' recent commitment to extend Lower Beekman Avenue right to the Hudson is honored. This will enable people to easily drive or walk to the waterfront.
5. Limit building heights along Kingsland Point Park to three stories, so they do not detract from views in the park. Also, vary building heights along the Hudson to preserve vistas and the village's historic character.
This is Sleepy Hollow's last chance to get a waterfront that works for everyone, brings people together, spurs economic vitality, and adds to the village's pride and sense of community. We are counting on you to get this right.
